With a population that has nearly doubled since 2000, Greater Fredericksburg, or the Fredregion, is situated halfway between Washington, D.C., and Richmond. That proximity to major cities, in addition to Fredericksburg’s own historic downtown, provides urban amenities, while outdoor attractions include the Rappahannock River and various aquatic recreation opportunities on Lake Anna, the largest lake in the northern half of Virginia. Interstate 95 passes through all but one of the region’s localities, carrying 150,000 vehicles per day.

The abundance of natural beauty in and near the Fredericksburg region belies its convenient proximity to major metropolitan areas. A diverse landscape allows corporate partners and residents the option to choose from suburban areas, waterfront property on the Potomac and Rappahannock Rivers, rural farmland, or the vibrant City of Fredericksburg – all at affordable prices -- and within a short trip to three major airports. Housing costs in the region are significantly less than in the Washington, D.C., area, and property taxes are also comparatively low.

Greater Fredericksburg’s location between the Blue Ridge Mountains to the west and the Chesapeake Bay to the east guarantees an extensive selection of recreational and cultural activities. The region is home to Lake Anna, one of Virginia’s largest lakes and a renowned state park, and is a short drive from the Atlantic Ocean.

Local dramatic performances and concerts draw rave reviews and large audiences. Fredericksburg also offers a wide assortment of specialty, craft, and antique shops, as well as dining and entertainment options in a restored, 18th-century setting. The region will soon be home to a 1.38 million-square-foot Kalahari Resort that is expected to offer a 907-room hotel, a 175,000-square-foot indoor waterpark featuring slides, a wave pool and surf park. Central Park and Celebrate Virginia South offer an array of national retailers and are home to the Fredericksburg Nationals minor league baseball team.
