Frequently Asked Questions About Home Loans

How much money can I get toward a down payment or closing costs?

If you choose the Deferred Option, you can get up to $6,000 in assistance. With the Amortized Option, you can qualify for up to 5% of your home’s price.

If I choose the deferred option, do I need to pay it back?

Deferred assistance is provided in the form of a 30-year second mortgage. If you remain in your home until the end of your mortgage term, your second mortgage will be forgiven and you will not owe anything. If you choose to sell or refinance your home before your term ends, you will be required to repay it.

How long do I have to repay assistance if I choose the amortized option?

If you opt for amortized assistance from the THDA, it will be in the form of a second mortgage with a 30-year term. You will be required to make monthly payments just as you would with any other mortgage.

Which counties qualify for THDA assistance for repeat home buyers?

THDA down payment and closing cost assistance is available to repeat home buyers in 43 counties across Tennessee as well as in parts of 15 additional counties. You can find more information here.

What are the income limitations for THDA assistance?

While relevant limits are generous, eligibility requires current income and home purchase price to be under certain maximum amounts which vary by county and household size. You can check your county's limits here.
