After you have bought and installed Hearthfire, walk around in one of the towns (such as Whiterun). Sometimes it takes a few minutes, but eventually a courier shows up. He tells you he has been looking for you and has something he is supposed to deliver - your hands only. He says it looks like official business.NOTE: If you do not get the letter from the courier, just go speak with the Jarl's steward directly. You can only buy a plot of land in Falkreath, The Pale, or Hjaalmarch.NOTE: You do NOT need Dawnguard installed to start Hearthfire, nor is there a minimum level requirement. However, if you have not already gained the Jarl's favor, you will only receive the courier letter once you are level 9 or above.You will receive a letter from a steward, such as:Letter from the Steward of FalkreathDragonborn,As a mark of the high esteem in which you are held by Jarl Dengeir of Stuhn, he has instructed me to offer you an opportunity to become a landowner in Falkreath. A choice piece of undeveloped land in the hold has just become available. Please contact me if you are interested in ourchasing itTekla, Steward to Jarl Dengeir of Stuhn of FalkreathNote: The letter could also be from The Pale of from Hjaalmarch. Read the letter. You will receive the objective: (find it in your mission log under MISC objectives)Speak to the Steward of Falkreath about the land for sale.Each Steward is in the hold capital.Location of Stewards:Falkreath Hold - Falkreath City (Tekla, Jarl's Longhouse)The Pale Hold - DawnstarHjaalmarch Hold - Morthal (Aslfur)Requirements for obtaining land in each of the holdsFalkreath: Obtain the Jarl's trust by doing the "Rare Gifts" favor and "Kill the Bandits Leader" favorThe Pale: Obtain the Jarl's trust by doing the "Waking Nightmare" quest and "Kill the Giant" favorHjaalmarch: Obtain the Jarl's trust by completing the "Laid to Rest" quest.If one of the stewards does not sell you land, try talking to another one.Fast travel to Falkreath (or to the other location) and speak with the Steward. Tekla is found in the Jarl's Longhouse.The steward should have the following dialog option:I got your letter about the land for sale. Is it still available?The steward will tell you something like it is a fine property, well watered plentiful stands of timber, beautiful view. Say you will take it. It costs 5000 gold to buy the land.The Steward gives you the title to your steading. You receive the following item which is added to your inventory:Lakeview Manor CharterHouse NamesLakeview Manor (Falkreath)Windstad Manor (Hjaalmarch)Heljarchen Hall (The Pale)You then get the following objective:Visit your new property in Falkreath HoldAnd your map is updated with the location of your new land.You also unlock the following achievement:LandownerBuy a plot of land

As far as I can remember from playing this game, Nenya has always been steward, and I just talked with her and the Jarl, with no offer of land or anything else (and I did not finish the Stormclock rebellion quest line). So, this is very frustrating! I want the Falkreath property since you can't do much in that area of Skyrim as it is. So I hope the author of this article looks into this; if there's a glitch, I sure hope it's fixed soon! And just out of curiousity, I wonder who Tekla is? When i met the courier, i never had the letter in my inventory so i just went straight to the steward like the walkthrough said, but i come to find that the person i'm supposed to talk to according to the letter, Tekla, is now replaced by a woman named Nenya. I dug deeper and came to find that Nenya replaced Tekla as steward when the new Jarl took over. So i'm guessing i don't have the letter in my inventory cause Tekla is no longer Steward. And this Nenya person don't even speak about selling land. So what can i possibly do now?? I'm assuming my game is glitched, but even more how could they set up a quest revolving around a person who gets replaced down the storyline?? I managed to get dawnstar too but can't get the last one. I am a thane and have done all the quests and don't owe any fines or anything, and I also picked the imperial storyline. He kept talking to the steward Nenya and getting nothing. He did the favors that were required for Falkreath, and when he completed the mission, he went to the Jarl. The Jarl then gave him permission to buy land and sent him back to Nenya. Then it gave him the option with Nenya to buy the land. You have to ask to BUY A HOUSE. She will say "We do not have any houses for sale, but I can offer you a piece of land" Or something along those lines for 5000. This was of course after I completed the quests and I didn't even talk to the Jarl about buying a piece of land even though I have the quest for it (it wouldn't let me bring it up to him). I already waited for 24 hours (In game) in WhiteRun and there were no couriers + when I come to Jarl/steward they don't give me any option to buy any plot of land... I did the quests to help the people if Falkreath and became Thane. I also received the bottle from the Jarl about land from the courier (very first letter). Still nothing. Very upsetting. First of all, as soon as I get as far as the main hall on my second house, the three wings on my first house disappear... like literally, they become walls again. My children still enter and exit these walls, but I can't. Secondly, when I try to lay up blueprints for the first wing in my second house, the blueprints disappear right back into the menu after about half a second, and do not show up at the carpenter's bench. This basically means I can't build a second house... Anyone knows how to fix this? I can't seem to find any information about it. When I tried to buy the falkreath one neither the steward or the jarl had the option to buy the plot of land. While doing some research, I found some misc objectives that need to be completed. If you did all Dark brotherhood contracts, dont worry so much, complete bring a mammoth tusk for Ysolda, you dont need to do it unless you have already told her you'll one for her. When you completed speak with the jarl off falkreath and he is suppose to have the option, something you will need to do for him. the first think is go to riften buy or find some black something mead, after you talk to him again he will ask you To kill a bandit. when you complete those objective you should be able to buy the plot of land. At least for me it worked and I now have all three plots of land. I hope this can help you. GOOD LUCK! P.S. I have skyrim for PS3 and yes is very glitchy.
