Our Mission Our business requires agile and distinctive business-minds. CHFT’s entrepreneurial spirit and decentralized decision-making are promoted through our company. We provide global corporate advisory, market research & study, real estate consultancy, asset valuation and ESG advisory.   Govt land (SIL 860) at Shau Kei Wan Main Street East with a site area of 14,523 sf has been awarded to Kerry Properties just before the CNY holiday. The tender attracted only 8 bids, including Hip Shing Hong, which has a new project nearby. On the other hand, the award price is ard hk$1,383.9mil, which is much higher than market estimations🎉 . The media generally quote the developable GFA of the site as 148,100 sf and making the 𝐡𝐞𝐚𝐝𝐥𝐢𝐧𝐞 𝐀𝐕 becomes $9,343 psf. Yet, with the need for provision of driveways for loading /unloading spaces and car parking spaces as well as a welfare facility, that 148,100 sf. is indeed not achievable.   On January 13th, Stella Law, Regional Executive Director of CHFT Advisory and Appraisal Limited, was invited by HKBU to deliver a speech for HKBU Intellectural Property Economy Forum on “Unlocking Value: The Evolving Landscape of IP Valuation” under the forum’s overarching theme “Prosperity Through Creativity.” The session covered Hong Kong’s latest policy landscape, including the IP Financing Sandbox, valuation frameworks and methodologies, and applied insights through corporate case studies.   A residential govt site (NKIL 6674) at 𝐂𝐡𝐨𝐢 𝐇𝐢𝐧𝐠 𝐑𝐨𝐚𝐝 in the upper section of New Clear Water Bay Road has been awarded to Sino Land Consortium for 𝐡𝐤$1.61 𝐛 (AV$4,339 psf). The site’s max developable GFA is 371,032 sf (including 61,839 sf designated for commercial use). A comparable new private residential project in the vicinity is Uptown East, which is approximately a 7-minute walk from an MTR station. The govt site is about a 15-min walk from Choi Hung MTR Station, with neighbouring developments primarily comprising schools and subsidized housing estates. These factors contribute to its lower AV compared to a govt site near Tsuen Wan West MTR Station that was awarded in Nov 2025. CHFT had forecasted the tender price to range 𝘣𝘵𝘸 $1.56 𝘣 𝘢𝘯𝘥 $1.63 𝘣, and the final award fell within this range.   All tender amounts for the Govt residential land (TWTL 441) at Wing Shun Street, Tsuen Wan were announced yesterday. Different from the bidding of the latest Tuen Mun Govt land, in which Sino significantly outbid the other developers, the bid prices for TWTL 441 were close. The land was expected by the market to be sold in the range of $3,500 to $4,500 psf on AV, with a 𝑚𝑒𝑑𝑖𝑎𝑛 𝑜𝑓 $4,000 𝑝𝑠𝑓. Yet, 𝟰 𝗼𝘂𝘁 𝗼𝗳 𝟵 𝗯𝗶𝗱𝗱𝗲𝗿𝘀 𝗲𝘅𝗰𝗲𝗲𝗱𝗲𝗱 this median, showing that the competition for the land is fierce. Combined with the positive market response for a recent MTRC project, located also in Tuen Mun, these tender results highlight developers' keen interest in acquiring and kickstarting new residential projects in mature, well-connected areas. TWTL 441 was awarded to Chinachem on 18 Nov at an AV of $5,692 psf (or HK$2,475 Mil). The expectation of CHFT was btw $4,000 and $4,200 psf. List of 9 Tenders: https://lnkd.in/gYw2kM5H
